TO WHOM IT MAY CONCERN - THE SALE OF 2 FREELAND PLACE, BRISTOL, BS8 4NP
Following the level of interest shown in the above mentioned property we hereby advise you that our client has instructed us to invite all interested parties to submit their ‘best and final’ offers. The purpose of this is to resolve the matter in the fairest way possible, taking into account each prospective purchaser’s circumstances as well as their level of offer.
We are therefore writing to each party, asking that you submit your final offer in writing to our office at 1 West Mall, Clifton, Bristol, BS8 4BH, or by e-mail to firstname.lastname@example.org . All proposals are to be received by Friday 15th June 2018 by 12pm (midday). We will not be in a position to discuss any response at that time because we will need to speak with our client and take their further instructions. This might take a while as there are several family members residing overseas that need to discuss the position amongst themselves.
As we have mentioned during our viewings, although we realise that most proposals will be “subject to survey”, it is important to our clients that prospective purchasers have a clear view of any superficial improvements or repairs they would wish to make to the property prior to submitting an offer. The aim is to avoid any reconsideration and unnecessary adjustment to any agreed terms during the course of the sale. Should you have any uncertainties or if you would simply like to remind yourself of the property before placing a ‘best and final offer’ please do not hesitate to call, in order to arrange a further viewing.
When responding, please give as much information as possible, in particular try to cover the following points, together with any other information you may wish to give:
Confirmation that you have the necessary financial arrangements in hand and information as to whether your purchase is conditional on the sale of another property will all be relevant, together with any other conditions that may be attached to your offer (we shall assume that all offers are subject to contract unless informed otherwise).
You will appreciate that our clients will need to consider whether you are able to proceed reliably to exchange and completion of contracts with the least potential complications. We would therefore be grateful if the following points are addressed:-
1.What is your best, full and final offer for the property (words confirming the written figure). The offer should be for one single stated figure only and any bids couched in the terms of £…… higher than anyone else’s will not be considered.
2.If you have to sell a property to purchase the above please indicate whether or not you have a buyer for this property and if so is there a chain involved?
3.Please indicate what percentage of borrowing is required and whether this has been agreed in principle (in some cases there can be delays in processing high percentage loans which might have a bearing on our client’s decision).
4.Please confirm how quickly you would (if required) be able to:
b)Complete the sale.
5.Please confirm the name, company, address and telephone number of the solicitors who would be acting for you in the purchase.
The vendors reserve the right not to accept the highest or any of the offers received and that we, as agents for the vendor, have a duty to ensure that any offers received prior to exchange of contracts on the property are reported to them.
If you should have any queries please do not hesitate to contact us.
